 – Sardinia is one of the leading regions for summer tourism: with its coast of crystal-clear sea and its culinary excellences, it is one of the symbolic places to stay in Italy. And with summer just around the corner, this could be a record year for tourism in the region: 14.2 million visitors are expected, equal to 3 million arrivals for a growth of 11.9% compared to 2022. An encouraging prospect which can count on a further growth trend, that coming from short-term rentals of prestigious villas and country houses which, according to data from the Emma Villas Observatory, the Italian leader in the vacation rental sector (i.e. short-term rentals of prestigious villas and estates with private pool), marks in Sardinia a +70% in weeks booked compared to 2019 (June-September).

Precisely for this reason, Emma Villas have decided to inaugurate their third Hub-Store on the Promenade du Port of  Porto Cervo – within the wonderful setting of the Costa Smeralda – after the recent openings in Siena and the Argentario. A unique project proposal to accelerate the construction of a virtuous chain of economic development oriented to the valorisation of the territory. The company is able to offer owners a rental and property management solution to cover all the tasks connected to the lease, and to support guests with a dedicated concierge, in order to fully enjoy the unique experience of a villa holiday . The opening of the Hub-Store on the Promenade du Port of Porto Cervo represents the third stage of a larger project, which will be developed throughout Italy, with openings expected in many other regions and which aims to become a reference point for a community of international owners and guests.

Choosing Sardinia was no coincidence: in 2022, this region was confirmed as one of the flagships of Italian tourism, with around 15 million registered visitors. And this trend is destined to repeat itself again this year, given that, according to an AstraRicerche survey for Emma Villas, the region will be on the podium of the most chosen destinations by Italians for the 2023 summer season. The authentic beauty of the island and its breathtaking landscapes will be one of the favourite destinations of our compatriots who will stay on average for 1.4 weeks, far exceeding the average stays in the rest of Italy which stand at around 1.28 weeks, spending for the rental of a villa for exclusive use an average of €6,800 per week.

This is why Emma Villas have decided to focus on this territory, creating also a positive return at the local employment level: in 2026, there should be around 10 job hirings in the sector of property management, capable of administering the structures present on the territory.

On the other hand, the official data speak for themselves with respect to the enormous potential of the region of Sardinia: from the OMI (Osservatorio Mercato Immobiliare = Real Estate Market Observatory) analysis also published on the website of the Revenue Agencies, there are 43,500 prestigious properties in Sardinia, among villas, small villas and stately homes potentially “attackable” by the vacation rental market.
