Villa Rosalia and the breathless sunsets between Tuscany and Umbria!

Splendid Villa Rosalia is located in Umbria, a region renowned for its medieval hilltop villages, unspoiled nature and food and wine tradition.

We are in Baschi, a historic medieval centre set on a rocky spike overlooking the Tiber, whose origins derive from Etruscan settlements and not far from the fascinating town of Orvieto.

The recurring colour of this villa is yellow ocher which creates a warm and welcoming atmosphere, an intimate environment where you immediately feel at home.

The spacious, cosy rooms have air conditioning and French windows opening out onto the green garden. The house is furnished simply and plainly, with terracotta floors, wooden ceiling beams and windows that illuminate the living room which faces directly out onto the portico which is set up for outdoor dining.

Villa Rosalia consists of the main house and an annex on a lower floor.

The beautiful private pool, with a spectacular view towards the Cimini mounts, is located on a slightly lower level and is framed by a large garden composed of a green lawn, numerous plants, tall trees and flowers typical of the area.

The location of the house, in a particularly favourable position, allows guests to make short trips along the innumerable cultural and naturalistic itineraries that wind through the entire territory of this most mystical and green region of Italy.

Furthermore, the proximity to the main motorway junction facilitates travel to Tuscany and Lazio to visit the famous art localities, such as Montalcino, Montepulciano, Pienza, Viterbo and many others.

Interior

MAIN HOUSE: It consists of just one floor; to the right of the main entrance is the well-equipped kitchen while in front is the living room composed of a sitting area with sofas and armchairs in front of a rustic fireplace and a dining area that leads directly out to the portico.

A corridor leads to the sleeping area composed of a double bedroom with ornamental fireplace and ensuite bathroom with shower. Next to the entrance is a twin bedroom (with joinable beds) with ensuite bathroom with tub. 

Both bedrooms have direct access to the garden through French windows and are equipped with air conditioning. 

ANNEX: Located on a lower floor in regard to the main house, with entry only from the outside, it is reached directly from the garden.

On just one floor, it is composed of an open-plan living room with sofas, kitchenette, double bedroom (with divisible beds) and ensuite bathroom with shower.

It is equipped with portable air conditioning. Finally, with outside entrance, is the laundry room.

Park

A fence runs along the entire perimeter of the 1-hectare property.

Part consists of a well kept, mostly flat, lawn, and part of fruit trees, such as cherry, apple and persimmon, and other types of vegetation such as olive trees, lavender, flowers of a thousand colours and perfumes, shrubs of Mediterranean herbs and woodland scrub.

Outside the French windows of the living room and bedrooms is a large portico with wooden beamed roof and an outdoor dining area equipped with chairs, table and mobile barbecue.

A few metres from the automatic gate is a covered, 2-car parking area.

Swimming Pool

The panoramic swimming pool is located at a slightly lower level than the house, which is about 15 m away, and can be reached across a stretch of lawn or down ten steps.

The rectangular pool measures 11 x 6 m with the depth ranging from 1.40 to 2.40 m; it is lined in PVC and has two ladders for access to the water, chlorine purification and internal lights.

The solarium area is paved in terracotta along the perimeter of the pool and then bounded by a spacious lawn area equipped with sunbeds, table, chairs and umbrellas to ensure shade during the hottest hours.

A cold-water shower is available. The pool is open from the last Saturday of April until the first Saturday of October.

Location

Set in the land of Etruscan civilization, the house is 1.7 km from the pretty village of Baschi and 12 km from the beautiful town of Orvieto.

Centrally located between Rome, Florence, Siena and Assisi, the position of Villa Rosalia allows you to visit numerous art cities and the major tourist centres of Umbria and Tuscany.

The medieval towns of Todi, Perugia, Assisi, Spoleto and Spello are easily accessible via the E45 highway.

The train station in Orvieto Scalo also allows easy access to major cities such as Rome or Florence, avoiding traffic jam and the problem in finding a car park.
