Vocabolo Menicaglie and the hills among Todi and Orvieto!

The delightful little town of Civitella del Lago is located on top of a hill overlooking Lake Corbara and the central Valtiberina.

The villa is framed by a large enclosed garden covered with lawn and typical Umbrian vegetation such as olive, cherry, apple, plum, fig and pomegranate trees, fragrant lavender and herbs and all the most beautiful, colourful flowers that the Mediterranean scrub can offer in spring and summer.

The large portico overlooking the valley, with the shaded dining area equipped for outdoor cooking, will give you unforgettable moments from sunrise to sunset.

The interior and exterior areas of this house have been designed to meet all needs, but the real highlight of the property is the beautiful salt-purified, panoramic swimming pool with telescopic cover which ensures fun in the water regardless of the weather, just a few metres from the villa.

Being located in a particularly favourable position, you can take short trips along the innumerable cultural and naturalistic itineraries that wind through the whole territory of this most mystical and green region of Italy – Umbria.

The short distance from the main motorway exit also facilitates travel to neighbouring Tuscany and Lazio to visit famous artistic centres, such as Montalcino, Montepulciano, Pienza, Viterbo, among many others.

The main entrance of this single-storey house leads directly into the living room made up of a seating area with sofas in front of a rustic, ornamental fireplace, a dining area and kitchen with access directly out to the portico with the outdoor dining area.

A small corridor leads to the sleeping area consisting of a double bedroom (with direct access to the garden through French windows) and a twin bedroom sharing a bathroom with tub and finally, with entrance from the living room, a twin bedroom with en-suite bathroom with shower.

The bedrooms are all air-conditioned.

Park

A fence, about 1.10 m high, runs along the entire perimeter of the property which extends for about 6000 sq m.

Part is covered by a manicured, mostly flat lawn while in the remaining part there are olive, cherry, apple, plum, fig and pomegranate trees, fragrant lavender and herbs, rosemary, sage, mint and flowers of all kinds.

Outside the living room French window is a large portico with a wooden-beamed roof, ideal for enjoying an apéritif or a meal with friends while admiring enchanting sunsets.

It is furnished with chairs and tables, sofas, armchairs and a hammock, a wood oven, built-in barbecue, stovetop and a sink so you can easily cook outdoors as well.

A few metres after the gate, next to the villa, is a 3-car parking area.

Pool

The panoramic swimming pool is set at a slightly lower level than the house which is about 20 m away and is reached across a stretch of lawn and down a few steps.

The rectangular pool, with three Roman steps for access to the water, measures 10 x 5 m with the depth ranging from 1,20 to 1,80 m. Lined in PVC, it has salt purification and internal lights.

A telescopic cover allows you to maintain a pleasant water temperature during the cooler months or, if you wish, to swim at night.

The solarium area, paved in white travertine along the perimeter of the pool and bordered by a spacious lawn area, is equipped with sunbeds and two umbrellas to ensure shade during the hottest hours.

The pool is open from the last Saturday of April until the first Saturday of October

Location

The exceptional view to be seen from the old walls of Castello di Civitella is breathtaking and affects all those who see it for the first time.

The area is typical of central Italy, with green hills and valleys, perfect for pleasant trips and relaxing moments.

The property is located 14 km from Orvieto where you will find a railway station, a motorway exit as well as a supermarket and hospital, all reachable in less than half an hour from the house.

In the little town of Civitella del Lago is a pharmacy, shops for food and basic needs as well as a couple of restaurants.
