Villa Rudargia and the luxury of Porto Rotondo!

Villa Rudargia is a splendid property located directly on the renowned “dock” of Porto Rotondo, with a sea view of the marina where you can admire the procession of luxurious yachts that will enchant you

All this is Villa Rudargia. The elegantly furnished and well-maintained villa is located in the renowned resort of Porto Rotondo on the Costa Smeralda and and this central position is one of its strong points. The property consists of a single independent building with a garden on two sides. A main unit and an annex connected by verandas and surrounded by a splendid accessible garden. The living area of the main unit is on the first floor so as to enjoy the large covered veranda overlooking the harbour and marina. The interior is characterised by a classic design and finishing touches of high quality. In the garden a cosy rectangular pool with rounded edges faces south to enjoy the bright sun of Sardinia. The property has 3 private parking spaces, a real added value as the area is central and adjacent to pedestrian areas.

Interior

The villa has two floors connected by an internal staircase. The entrance on the ground floor goes into a hallway that leads to the bedrooms and to an internal staircase leading up to the living area on the first floor. The three ground-floor bedrooms are all doubles. Two of them have an en-suite bathroom with tub each, while the third one has a bathroom with shower at disposal. Going out into the south-facing garden, where the pool is located, is a portico that connects with the second unit of the building. Here, both with external access, is a double bedroom with en-suite bathroom with shower and a twin bedroom, also with en-suite bathroom with shower. The living area on the first floor is large and comfortable, composed of an open-plan seating and dining area and a guest bathroom. This leads to the large veranda/terrace facing the swimming pool, furnished with a large dining table and a comfortable seating area. Also on the first floor is the kitchen which, thanks to a convenient external staircase, leads directly to the pool.

Park

The villa has a pretty, flowering and well-cultivated garden that is divided into the part facing the port and the other, more secluded, part with the pool and adjacent external verandas. The veranda on the first floor is very well maintained and livable, a proper outdoor living room that can be partially closed by transparent solar blinds in the case of wind and where guests can enjoy pleasant summer meals. The garden is covered by a green lawn and the size of the entire garden is about 500 sq m, divided between a larger part in the pool area and a smaller part in the area facing the port. On the pool side is a portico with a further dining area with outdoor kitchen.

Swimming Pool

Located in a very secluded part of the garden, the pool is rectangular with rounded corners. Lined in light blue PVC, it has chlorine purification and large steps for access to the water. The pool has two different depths: near the steps is a sort of sunbathing area 50 cm deep while at the end of this area the depth goes immediately down to 1,80 m. The pool-side area has ceramic paving while the rest is lawn. The pool area is equipped with deckchairs, chairs and a solar shower. The pool is available to guests from the first Saturday of May to the first Saturday of October.

Location

A natural, almost circular cove, in the north-eastern part of Sardinia, was the chosen location for Porto Rotondo, known to the locals as “Poltu Ridundu”. A geographical area that lent itself perfectly to become a marina around which to develop a seaside village. It was the Venetian Counts Nicolò and Luigi Donà dalle Rose who, in 1964, undertook to create the marina and the village. Almost everything was built spontaneously, following the inspiration and whim of the moment, with an eye to quality. The idea of the two brothers was that Porto Rotondo should become a ”milieu” of artists and intellectuals, and the first to respond to the invitation were the sculptors Andrea Cascella and Giancarlo Sangregorio. The first created the rendezvous for holiday-makers, Piazzetta San Marco, while the second created the piazzetta of the fishermen’s dock, “Vecchia Darsena”. Twenty-eight masons from Gallura worked the granite which Andrea Cascella needed to create the piazza, the steps, the façade of the Church of San Lorenzo, its megalithic cross and altar. The territory is divided into three “punte”: Punta Nuraghe, Punta Volpe, Punta Lada which accomodate, half-hidden by the lush Mediterranean vegetation, apartments, residences and prestigious villas of important big-names of culture, fashion, business and politics. The proximity to Olbia, just 15 km away, with its port and international airport has furthered its development. Villa Bianca stands in the centre of the town with all facilities in the immediate vicinity, including the marina, but in a peaceful and tranquil enclave. At about 300 m there is the free shuttle service that connects this residential area to several beaches.
