Interior

The villa follows the natural slope of the hill, disposed on two levels connected internally by a brick staircase. From the portico adjacent to the parking area, on the ground floor, the entrance opens into a single large bright room consisting of the eat-in kitchen and, down 2 steps, a sitting room with fireplace and dining area which then leads out to the panoramic terrace with a cool shady pergola with table and chairs, the ideal place for outdoor dining. The sitting room leads to a further terrace and to the sleeping area consisting of a master bedroom which includes a closet, an en-suite bathroom with shower and a covered terrace with fitness area; completing this floor are a double bedroom, two single bedrooms with outside access, an adjacent bathroom with tub and shower, a further bathroom with shower and a room used as a laundry. From the entrance, a flight of brick steps leads up to the mansard floor composed of a gallery overlooking the living area and a double bedroom (2,22 m in the highest point) with en-suite bathroom with shower.

Park

Villa Erika, surrounded by a well-kept, fenced-in park of approx. 2000 sq m, is located in a green and quiet hilly area covered with woods of holm oaks, pinewoods and olive groves, on the edge of the Park of Lacugnano, one of the largest in the area. Access to the property is through two automatic iron gates. The parking area, paved in porphyry and stone, is located right in front of the main entrance to the villa and can accommodate up to 5 cars, one under the shade of a wooden pergola covered by climbing vines. The garden extends over various levels that follow the natural slope of the hill, embellished with flowering plants of lavender, oleanders and colourful roses, evergreen shrubs, young fruit trees, a small olive grove and a corner of fragrant herbs located a few metres from the kitchen. The pergola, accessible from the open-plan area and equipped with table and chairs, commands a beautiful view of the centre of Perugia as well as being the best place to end the evenings in front of a good local dish. A ramp on one side and a flight of steps on the other leads down to a green lawn area below the ground floor of the house and, further down, to another lawn area with the panoramic swimming pool where a majestic cedar provides shade to a relaxation area with sofa and armchairs, the ideal place to spend relaxing moments or to enjoy an apéritif while admiring the extensive valley below, above which dominates the wonderful town of Perugia, surrounded by green hills and the far-off mounts Tezio and Subasio.

Swimming Pool

The pool area, lying on a panoramic terrace lower than the house, which is about 40 m away, is reached down a paved ramp and then a flight of steps in wood and stone flanked by a soft green lawn. The rectangular pool, lined in sand-coloured PVC with a wide white stone edge, measures 10 x 5 m with a constant depth of 1,40 m and has chlorine purification, internal and external lighting and Roman steps for access to the water. The lawned solarium area is equipped with sunbeds, small tables and an umbrella, a relaxation area with sofa and armchairs under the shade of a majestic cedar and an outdoor,D cold-water shower. The pool can be heated on request and is open from the last Saturday of April to the first Saturday of October.

Location

Villa Erika is located in a strategic position that allows you to easily explore the most beautiful tourist destinations in Umbria and nearby Tuscany. Perugia, an important artistic and cultural centre, is certainly the first place to visit, reachable in just 10 minutes by car or with the convenient and fast MiniMetro, an alternative mobility system at the forefront in Europe.
