Tuscany is confirmed as the first choice among the destinations of those who rent luxury villas or country houses for their holidays. Emma Villas, leader in the sector with over 500 exclusive structures, are opening in this region the first of their “Stores” , which will be a reference point  in iconic places for tourists and owners of prestigious properties. After a few weeks, other Stores are expected to open at the Argentario and in iconic locations in Italy.

For the occasion, a round table on tourism and the territory with prestigious guests from the world of the institutions, of business and of the University. Objective: to fully enhance the places at the heart of this project, to create virtuous networks of development, employment and economic satellite activity.

Rome, 16 March 2023 – Tuscany is the leading region of Vacation Rental of prestigious villas and residences and Siena, which has just been elected Capital of Sustainable Tourism in Italy, is the beating heart for this type of holiday.

Precisely for this reason Emma Villas, the leading company in Italy for short-term rentals of prestigious villas and residences, have decided to inaugurate their first Store in the town of the Palio, a unique design proposal to accelerate the construction of a virtuous chain of economic development oriented towards enhancement of the territory.

The first stage of a project that will involve all Italy, with openings expected in the coming weeks at the Argentario (Orbetello) and then to follow in other regions of Italy, and which aims to become a reference point  for a community of international owners and guests.

We start, therefore, from Tuscany which, according to the latest data released by the Emma Villas Observatory, ranks first in terms of number of bookings (58% of the total in 2023), the undisputed queen of national tourism in the vacation rental of villas and country houses, with a growing trend of +11% for stays booked solely for the Easter weekend and for long weekends (vs the same period in 2022).

Tuscany expresses enormous potential for this type of tourism: out of 34,000 villas in Italy, 6,000 are located in this region; a record that is also confirmed for exclusive villas, given that, to date, the structures managed by Emma Villas are 236, the largest number of all locations in Italy, with the province of Siena alone which has 66 for 804 weeks of permanence already booked for 2023.

The opening of the Emma Villas stores aims to create throughout Italy, unique in this category, “one stop shops”: places that are reference points for the Vacation Rental sector,  for both tourists and owners.

A tourism on the rise – continues Giammarco Bisogno – which between April and June alone recorded a general trend of +21% in bookings of villas and prestigious residences compared to the same period of 2022, with even more marked results in the Easter period and in long weekends that between April and June  marked peaks of +38% compared to 2022 just for  Easter and +51% for the month of May alone. It is an honour for us to be able to inaugurate the first of a series of Stores in Siena (the next one will be at the Argentario, in Orbetello), because it is the town where the success of our company began, it is the leading province for this type of tourism by number of structures in target, artistic and naturalistic patrimony and quality of services, an added value for the increasingly present international clientele. The British, Americans and Germans are the first to choose this province. For 2023, as well, 20% of the weeks booked on the national total are for villas in the province of Siena.

Tourism and opportunities for the development of the area (also for property owners) were discussed during the round table – moderated by the journalist, Virgina Masoni – “Tourism and  Development of the Territory. Siena Capital of the Vacation Rental”, which took place today in Siena on the occasion of the opening of the first Emma Villas Store in the presence of Giammarco Bisogno, Founder and CEO of Emma Villas, of Dr. Prof. Donata Medaglini, Rector of the University of Siena, of Dr. Ing. Fabrizio Landi, President of Confindustria Toscana Sud, Siena Section, of Dr. Prof. Marco Frigerio, Professor at the University of Siena, Department of Political and International Sciences and of Councilor Paolo Benini, responsible for Education, University, Training and Sport in the Municipality of Siena.

A virtuous debate, hosted in the Rector’s office at the university, created to stimulate a constructive discussion between institutions, professionals, the academic world and companies on the issues of tourism and territorial development. A multi-level involvement is in fact essential to promote an all-round conscious growth and thus respond to the growing needs of the hospitality sector in the region: an opportunity to be seized for territorial development, capable of enhancing the cultural, artistic, naturalistic and real estate patrimony of Tuscany .

EMMA VILLAS STORE: A LAUNCH PAD FOR THE DEVELOPMENT OF THE TERRITORY

The ambitious objective of the project is also to contribute to the recovery and redevelopment of the real estate patrimony in prestigious locations in the countryside and at the seaside in Tuscany (and beyond) through a series of measures ranging from entry in the international circuit of tourist rentals with a guaranteed annual income included in the agreement  to the support, through advances on lease agreements, for the adaptation to the quality standards required by the rents, both in the case of small interventions and larger renovations. The project also plans to support owners for the disbursement of loans, all activity related to construction (construction companies, craftsmen, construction of swimming pools…) that concern the renovation or restoration of the buildings, the development and training of new professionals related to vacation rental and the strengthening of medium-high range tourism with the consequent extension of the average length of stays up to 4 consecutive weeks.
